Data center demand in North Texas set a record in 2022.

D-FW data center vacancies are less than 4%.All those photos you send, songs you download and business emails are gobbling up more and more digital space in the cloud.

That means demand for data centers to process all that information has reached an all-time high in North Texas.Dallas-Fort Worth saw a record absorption of data center space in 2022. And developers and service providers are scrambling to get new facilities on line. More than 2.2 million square feet of D-FW data center projects were in the development pipeline at the end of the year, according to a new report from commercial property firm Cushman & Wakefield.in the works at the start of 2023 will accommodate 255 megawatts of additional data center processing, Cushman & Wakefield estimates.“At this juncture, first-generation capacity is very low,” Cushman & Wakefield executive managing director Bo Bond said.

“Most new construction has been preleased so we see 2023 as a year of increasing rental rates due to a lack of supply,” he said. “Therefore, large leases in 2023 will have some component of to-be-built data centers.”D-FW is already America’s second-largest data center market, behind only Northern Virginia.
